We conduct a future cost analysis of the property, with a non invasive visual inspection from a highly experienced Senior Block Manager after your surveyor has carried out their survey. Our non invasive inspection is not to determine the condition of any structure of the property but to inform of any possible issues that could impact on your service charge.  We also offer guidance  to you on where to seek clarification in writing on conditions set out in your lease. 


  • Utilising property knowledge and many years of expertise we will assess the property with regards to maintenance costs, future major works and other potential hidden charges. For example, if there is a lift, if so how old is the lift, communal boiler for all flats, large grounds to be maintained etc . All these can add large expenses to your yearly service charges, regardless if you're buying a leasehold, share of freehold or freehold property. We will attempt to liaise with the current Block Management Company on your behalf to obtain information on future works and provide an overall financial assessment from a property management perspective.



  • We will also offer guidance on your lease, if certain questions should be raised with your solicitor. Asking the right questions and obtaining clarification is key which will help minimise any surprises when it comes to the selling or renting your property in the future.
