We will only carry out our services after your surveyor has conducted their structural survey based on your instructions. We do not carry our any structural level surveys that identifies any structural or defects and are not surveyors. We Find Your Home carries out a non invasive visual inspection to ascertain any previous minor alterations that may have occurred or minor works that may be required which could impact on your service charge after you have purchased your property. We also liaise with the property management company and overlook the property management documents to provide you with a financial background check from a property managers perspective.
We of course cannot predict future unexpected events, but through our investigations we can shed light on major works that could arise in the future as a Management Pack will only inform you of known planned works for the next 2 years. We also offer guidance on what clauses in your lease you should request clarification on and from whom, if you haven't already requested this from your solicitor.

Yes we do. We know that finding time to view properties can be challenging, trying to fit in with other commitments such as work and children. We will shortlist properties that specifically match your requirements and provide detailed videos and clear photos, after which you can view in person or proceed to submitting an offer if you wish.
We charge a flat fee of £500 to source your ideal property that meets your specific requirements. We also charge the same fee if you also wish us to inspect your property documents, carry out a property visual inspection from an experienced property manager and offer guidance on seeking clarification on any clauses that maybe in your lease after you have submitted an offer. Our fee, if you decide a revised offer is more appropriate after using our service is 20% of the monetary value between your initial and revised offer or the acceptance offer. It is your sole discretion whether you decide you wish to submit a revisied offer and responsibilty for the outcome, however we can liaise with your estate agent on your behalf to submit the revised offer and outline our findings.
